Residential development, Kitakyushu

Homes planned around the land they stand on

Topaz Field Grove plans residential neighbourhoods in Japan around what is already on the site: mature trees, slopes, water, and the paths neighbours actually walk. This website explains how we think about housing and how to reach us. It is not a property catalogue, and nothing on it is an offer for sale.

What we do

Four parts of one job

Turning a piece of land into a place to live involves more than building walls. These are the four parts of the work we describe on this site.

Homes

Detached houses and townhouses laid out for daylight, ventilation and a usable garden or yard, rather than for the largest number of units per plot.

Land

Preparing building plots: road access, drainage, water and power connections, and checking what zoning and hazard maps allow before anything is drawn.

Shared spaces

Lanes, small gardens, bicycle racks and refuse points planned together with the homes, with a clear answer to who looks after them afterwards.

Planting

Keeping healthy existing trees where the layout allows, and choosing plants that suit the local climate so that the grounds need less watering.

Housing types

Three kinds of home we write about

The pictures below are illustrations of each type. We do not list units, prices or move-in dates on this site. If a project is open to enquiries, the details are given in writing on request.

Detached houses

Two-storey family homes on their own plot, usually with the main living room facing south and room for one or two cars.

Townhouses

Attached homes that share side walls and an access lane, trading a little privacy for smaller grounds and lower upkeep.

Building plots

Land sold or discussed for a custom build, where zoning, road frontage and utilities decide what can actually be built.

What this website does not do

  • It does not publish prices, floor plans or availability for any specific home or plot.
  • It does not take bookings, deposits or payments.
  • It does not promise that a home will rise in value or produce rental income.
  • It does not replace the written explanation of important matters (重要事項説明) that a licensed real estate professional must give before any contract.

Our real estate licence status is not published here yet; see the commercial transactions notice.
